New Weakening in Home Sales for Marion County Real Estate Market | Published: 7/14/2016 |...

The Marion County market may be experiencing a prolonged pullback as sales slumped again this week by 13.5% to 135 homes sold over the last 30 days. All indications show that the trend should continue, meaning less sales over the next few weeks. Prices are rising in Marion County, and the median sales price this period increased from $241,750 to $243,500. In spite of sales trending lower, there are only three months of inventory available, which signals that Marion County is a still seller's market.

Foreign buyers flood US real estate, but buy cheaper homes

The appetite for U.S. real estate continues to flourish, but international buyers are shifting their sights from luxury to less-pricey properties. This may be due to overall higher home prices, along with a stronger U.S. dollar, which both cost foreign buyers more at the negotiating table. There are also fewer nonresident foreigners investing in the market.

Thanks, Brexit! Why UK vote is likely to boost US home sales

The net effect will depend on location and price point, but overall, the Brexit will likely result in continuing growth in home sales with somewhat slower growth in home prices. The impact will benefit well-qualified buyers the most, and it will be a boon for sellers in affordable markets and price points.

Marion County Real Estate Market Extends Strong Trend in Contracts | Published: 6/16/2016 |...

The Marion County market took a breather this week as sales fell to 116 homes sold over the last 30 days. However, the number of homes under contract shows a determined upward trend, and is now at 189. While contracts numbers rose, prices dropped. This week's reported median sales price of $218,500 continued a four-week downward trend. Despite the falling prices, a relatively low three months of inventory indicates that Marion County is still a seller's market.

Sales in the Silverton market fell to three homes sold over the last 30 days, while the number of sellers reducing their list prices reached six, which continues an emerging upward trend in price reductions. All indications show that the trend may be coming to an end, meaning less price reductions over the next few weeks. Potential buyers should note that prices went up in Silverton, with the median for this period rising from $223,500 to $407,500. The Marion County market took a breather this week as sales fell to 104 homes sold over the last 30 days. However, the number of homes under contract shows an emerging upward trend, and is now at 165. All indications show that the trend may be coming to an end, meaning less pending transactions over the next few weeks. A months of inventory number of three reported this week continued a four-week downward trend, likely due to the strong contracts numbers in the area. With inventory so low in Marion County, it's still a seller's market, even after taking into consideration the decrease in sales.

The common cry is too-tight credit. Lenders have kept the credit box restrictive because they are gun-shy from the billions of dollars in buy backs and judicial settlements stemming from the mortgage crisis that they still face today. Now, the nation's largest lender, Wells Fargo, says it is opening that box with a new low down payment loan — a loan it claims is low-risk to the bank.
