Marion County Real Estate Market Extends Strong Trend in Contracts | Published: 6/16/2016 |...

The Marion County market took a breather this week as sales fell to 116 homes sold over the last 30 days. However, the number of homes under contract shows a determined upward trend, and is now at 189. While contracts numbers rose, prices dropped. This week's reported median sales price of $218,500 continued a four-week downward trend. Despite the falling prices, a relatively low three months of inventory indicates that Marion County is still a seller's market.

New Upward Trend in Contracts for Marion County Real Estate Market | Published: 5/26/2016 |...

The Marion County market took a breather this week as sales fell to 104 homes sold over the last 30 days. However, the number of homes under contract shows an emerging upward trend, and is now at 165. All indications show that the trend may be coming to an end, meaning less pending transactions over the next few weeks. A months of inventory number of three reported this week continued a four-week downward trend, likely due to the strong contracts numbers in the area. With inventory so low in Marion County, it's still a seller's market, even after taking into consideration the decrease in sales.

The common cry is too-tight credit. Lenders have kept the credit box restrictive because they are gun-shy from the billions of dollars in buy backs and judicial settlements stemming from the mortgage crisis that they still face today. Now, the nation's largest lender, Wells Fargo, says it is opening that box with a new low down payment loan — a loan it claims is low-risk to the bank.
